Important Update for Rental Property Owners in Fort Collins

We’re writing to inform you about new requirements put in place for certain rental property owners in Fort Collins. The City of Fort Collins has launched a Rental Property Registration Program, effective January 1, 2025, aimed at improving housing quality and providing resources for landlords and tenants alike.

As a property owner, it’s important to understand these changes and register your rental properties with the City as soon as possible if you have not done so already.

This newsletter will walk you through the key details of the program and steps to stay compliant.

Key Details:

·     Effective Date: Registration is mandatory starting January 1, 2025.

·     Exemptions: Commercial properties, short-term rentals, owner-occupied rentals and properties in mobile home parks are exempt from this requirement.

·     Registration Process: Property owners can register online through the city’s Rental Registration Portal.

·     Fees: The base registration fee is $37 per property, with an additional $10 for each extra rental unit on the same piece of property.

·     Inspections: Inspections are not required as part of the registration process as property owners are required to “self-certify” the property meets minimum standards.

·     Lack of Compliance: As registration is required under Fort Collins ordinance and fines will be assessed if property owners do not comply with these registration requirements.

Reasons Behind the Program:

The program aims to:

·     Ensure rental properties meet minimum housing standards.

·     Promote safe and healthy living conditions.

·     Provide resources and education to landlords and tenants.
